Commercial Surveys

Winfields Surveyors provides Commercial Building Surveys that offer a comprehensive understanding of the building and potential commitment involved, allowing you to negotiate a purchase or the terms of a lease accordingly.

Winfields Commercial Valuations

Our experienced team of surveyors provides expert advice on the nature of construction and current condition and highlights defects with a diagnostic assessment and recommendations for necessary repairs, likely future maintenance issues, and further investigation, if required.

We take the time to discuss and review your specific circumstances and requirements to establish the level of advice required. This includes determining whether the purchase is a freehold, a freehold with a tenant in situ, a new lease, or an assignment of a lease, as well as understanding your proposals for the property.

Our Commercial Building Survey provides valuable insights and helps you negotiate the terms of the lease by requesting repairs or maintenance to be excluded from your lease obligations, requesting repairs to be undertaken by the landlord before the lease is agreed upon, or accepting liability for works but requesting a rent-free period to offset the costs involved.

When a lease is involved, we ideally wish to see the document to understand the extent of the property to be demised, the extent to which the client will have a direct liability, and the extent to which there may be an indirect liability through service charges. We work within the restrictions that may exist to prevent complete inspection, such as fitted floor coverings and limited roof access.

Ahead of organising an inspection, we review access issues such as the property being occupied or the need for access equipment to inspect high-level roofs. Our team also provides preliminary advice or feasibility reports if you plan to extend or alter the property once the deal goes through. The content and format of the report can then be tailored to your requirements, and a quotation can be provided accordingly.

If you are the current owner of a commercial property, proposing to purchase or enter into a lease and need advice with recommendations in respect of the condition of a commercial building, get in touch with us today for a quotation. Our survey reports are highly valued by our clients, as evidenced by their comments on our Trustpilot reviews page.

We also offer a Commercial Schedule of Condition as an alternative or in addition to a Commercial Building Survey. If you require advice about a specific issue, such as a roofing defect issue, we offer a more limited scope but equivalently detailed inspection and assessment in the format of a Specific Defect Survey.

At Winfields Surveyors, we are committed to providing our clients with the highest quality survey reports and recommendations to help them make informed decisions regarding commercial properties. Contact us today to learn more about our Commercial Building Survey services.

Frequently Asked Questions

Royal Institute of Chartered Surveyors (RICS) is a globally recognised professional body.
It ensures RICS registered surveyors adhere to the highest professional standards set across the globe.

You should enquire about a Level 2 Survey if you need more information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition.

The survey includes a more detailed inspection and report to highlight any potential issues or hidden flaws, provides an outline of the repair options available, and draws attention to severe or potentially unsafe conditions.

This is a non-intrusive survey. This means that the surveyor will not look behind or move large furniture, or lift floorboards as part of the survey.

For a standard size property, we aim to have our survey of your building complete within 2-4 hours from arrival, which may vary for larger or smaller properties. We also aim to have the full report available to you within 5-7 working days of the surveying taking place.

After a survey has been completed you will receive advice and technical information based on the survey you choose.
This includes guidance on any maintenance or remediation necessary.
