When a lease is involved, we ideally wish to see the document to understand the extent of the property to be demised, the extent to which the client will have a direct liability, and the extent to which there may be an indirect liability through service charges. We work within the restrictions that may exist to prevent complete inspection, such as fitted floor coverings and limited roof access.
Ahead of organising an inspection, we review access issues such as the property being occupied or the need for access equipment to inspect high-level roofs. Our team also provides preliminary advice or feasibility reports if you plan to extend or alter the property once the deal goes through. The content and format of the report can then be tailored to your requirements, and a quotation can be provided accordingly.

This is a non-intrusive survey. This means that the surveyor will not look behind or move large furniture, or lift floorboards as part of the survey.
For a standard size property, we aim to have our survey of your building complete within 2-4 hours from arrival, which may vary for larger or smaller properties. We also aim to have the full report available to you within 5-7 working days of the surveying taking place.
After a survey has been completed you will receive advice and technical information based on the survey you choose.
