RICS Full Structural Survey

A RICS Level 3 Full Structural Survey, formerly known as a Building Survey, is the most comprehensive and detailed survey option offered by our RICS surveyors. It provides a thorough assessment of the property’s condition, including its structure, fabric, and potential defects. Here’s what a Level 3 Full Structural Survey typically covers:
The report starts with a description of the property, including its location, type, and construction materials.
The surveyor will conduct a detailed examination of the property’s structure, including walls, floors, roofs, and foundations, to identify any visible defects, signs of movement, or structural issues that may affect the property’s stability.
The survey will assess the presence of dampness, condensation, or rot in the property, both internally and externally. It will identify the causes of dampness, recommend appropriate remedial actions, and assess the extent of any existing damage.
The report will provide a comprehensive assessment of the roof’s condition, including the roof covering, flashings, gutters, and chimneys. It will identify any defects, leaks, or signs of deterioration, and provide recommendations for repairs or maintenance.
The survey will evaluate the condition of the joinery, including doors, windows, and frames. It will identify any issues such as rot, decay, poor maintenance, or ineffective insulation.
The report will cover the visible aspects of the property’s services, including electrical installations, plumbing, heating systems, and drainage. It will identify any visible defects, potential safety concerns, or signs of inadequate maintenance.
The surveyor will assess the condition of internal and external finishes, such as walls, ceilings, floors, and decorative features. They will identify any defects, deterioration, or issues with the quality of finishes.
The survey may include an assessment of the property’s boundaries, including fences, walls, and access points. It may also consider site-specific factors such as trees, vegetation, or ground conditions that could impact the property.
The survey may provide basic information on the property’s energy efficiency, including insulation, heating systems, and potential energy-saving measures.
The Level 3 Full Structural Survey will provide comprehensive advice and recommendations for repairs, maintenance, or further investigations. It will help you understand the potential costs and implications of addressing the identified issues.
The report will outline any limitations of the inspection, clarifying areas that were inaccessible or not within the scope of the survey.
