RICS Condition Report

A Level 1 RICS survey, also known as a RICS Condition Report, provides a basic assessment of the condition of a property. While it is the most straightforward and concise survey option, it still offers valuable insights to potential buyers or property owners. Here’s what a Level 1 RICS survey typically covers:

The survey begins with an overview of the property, including its type, location, and general description.
The surveyor will conduct a visual inspection of the property, both internally and externally, to identify any visible defects or issues. This includes assessing the main building elements such as walls, roof, floors, and windows.
The Level 1 survey will highlight any significant defects that may affect the property’s value or require immediate attention. These defects may include structural issues, dampness, subsidence, or other noticeable problems.
The survey report will identify any urgent matters that should be addressed promptly to prevent further damage or deterioration. These could include safety hazards or issues that may affect the habitability of the property.
The Level 1 RICS survey will provide general advice and recommendations for necessary repairs or further investigations. This can help you understand the potential costs and implications of addressing the identified issues.
The survey may include basic information on the energy efficiency of the property, such as insulation, heating systems, and potential energy-saving measures.
The Level 1 survey will outline the limitations of the inspection, clarifying that it does not provide an in-depth analysis of concealed areas or specialist advice. It may also mention any areas or aspects that were inaccessible during the survey.

You should enquire about a Level 1 Survey if you’re dealing with a conventional house, flat or bungalow built from common building materials, and is in a reasonable condition. Level 1 surveys are the most basic, and It focuses on the condition of the property without going into as much detail as the Level 2 or Level 3 Surveys.

A level 1 survey will take around an hour or perhaps less, although this may vary for larger or smaller properties. We’ll aim to have the full report available to you within 5-7 working days of the surveying taking place.

An RICS Level 1 Survey report does not include advice on repairs or ongoing maintenance. Where the surveyor cannot conclude with reasonable confidence about any aspect of the property, the report will provide recommendations for further investigations.
