What is a Help to Buy Valuation?
Help to Buy is a government scheme that allows you to share ownership of your new home with the government; the purchaser must meet the government’s required criteria. The Help to Buy scheme loans you a proportion of the property’s value instead of a set amount of money. Once you decide to sell the house or repay the government loan, you will need to get an independent valuation for the property on the scheme. The amount to repay or sell the home will vary depending on the property’s value at the current moment in time.

You must have a RICS registered valuation surveyor carry out the Target HCA part of the redemption process on the Help to Buy scheme. Whether you have sold or are redeeming your loan, Target requires the Help to Buy Valuation to establish the property’s market value.

You will need a help to buy valuation if you are looking to sell your property, redeem the loan (with or without finance), or if you wish to back the loan either in cash or incorporate it into a new mortgage.

Depending on how big your property is, our inspection, on average, takes 30 minutes. This doesn’t include a tea break.
All of our desktop top-up valuations are £75.00 plus VAT. If we did not carry out the initial inspection, we would have to charge you the total price to carry out a new report.
